Our Building Process

Hefty Construction, Inc. has been building Quality Homes, on time and within our customers budget for over 40 Years. We are not a volume home builder. We are a custom home builder, a builder who pays attention to the smallest of details. We are a builder that believes your home is an investment, and we take your investment seriously.

Steps to Building Your Home

1. Know Your Budget:
   • Meet with your banker ahead of time to determine your family’s budget and how much the monthly payments will be.
   • Meeting with your banker is a very important part of the process as we don’t want to get you all excited about a $400,000 home if you are on a $300,000 budget. This is so important that we want you take care of this so when we get to step “7” we can keep moving along, to step “8”.
   • We will be glad to work with you to ‘Value Engineer’ your home plan and keep you within your budget!
2. Meet Hefty Construction, Inc.:
   • Building a new home should be one of the most enjoyable things you will ever do and as your builder we will do everything possible to make it that way!
   • Most importantly, you will be quite comfortable with us as we walk you through the building process and learn how trustworthy we are, keeping your best interests in mind.
   • We work diligently to keep your home a priority and keep you within your budget.
3. Choose a Home Site:
   • What comes first, finding the right home site or the right plan? Everyone is different, and it doesn’t really matter but we like to match your home plan to your site.
   • If you have a beautiful view out the back, we need to find a plan that takes advantage of this and ‘frames’ the view where you are going to spend most of your time.
   • If you already own the land but are unsure of where to best position your new home, we will gladly meet you at the site to offer our advice and give you some of the plusses and minuses of different locations.
4. Choose a Floor Plan:
   • We love working with customers to find the perfect home plan for their needs and to fit their site! You may know exactly what you like, or you may need guidance in choosing the right plan for your site. We work hard to get all the details important to you incorporated into your new home.
   • Hefty Construction, Inc. can work with any plan. You may choose one of ours and make modifications or you may bring us any plan even if it is one that you have drawn out on a piece of paper. We can also work with you to have a custom plan drawn. If you can dream it, we can build it!
5. Choosing Interior and Exterior Details:
   • Gathering some of this information before pricing makes the next step much more accurate. We have worked to compile a great selection of samples and design features to make your selection process easy. This saves you a ton of time from running all around trying to choose all those products.
6. Pricing of Your Home:
   • The first question we get asked but is the most difficult without getting a lot of additional information from you. The infamous “How much does it cost to build per square foot?” This question has so many different factors that can widely change this cost. It is a good tool to get a ballpark number, but you cannot say it costs $xxx per square foot without having all the information put together for what you would like.

     For example, you can take the same exact home plan and add a geothermal heating system, 3rd stall to the garage, wrap around porch, fireplace, tile floors, screened porch, etc., etc. which all add cost but do not add any square footage which equals a higher price per square foot than the standard plan. We can give you a rough range but until a builder has all the other information it is very irresponsible to say what this cost is.

   • Having said all that, we know you cannot decide to build a home without knowing the cost and we are happy to work with you to come up with a price. Once we find a plan and pick out the home features, we can come up with a Quick Quote Price Estimate to build for your new home typically in 10 to 14 working days, depending on the complexity.
7. Reviewing Pricing, Consulting Agreement and Blueprints:
   • Once we have completed the Quick Quote Estimate pricing for your new home, we schedule a time for you come to our office.
     We will review with you the estimated cost to build so that you completely understand everything that is included in your new home. If you are comfortable with pricing and ready to move to take the next steps, we will sit down and discuss and sign our Professional Consulting Agreement. This is where the real work begins, as we begin working with you to create your home.
   • We will look at the current plan and begin tweaking things to make this house your home, and we are one step closer to a final plan.
   • Once this is complete, your home plans will be engineered, and a final set of blueprints will be made. This typically takes a couple weeks.
   • During this time, we also go through the fine details, of your home, this provides us with all the information needed, to obtain estimates from our team of subcontractors when your sign off on the blueprints. While this can be a daunting task, we are here to make the process easy.
8. Review Prints & Review of Exterior/Interior Finishes:
   • When we receive the blueprints, we will schedule a time to get together and review the plans.
   • We will review with you all your choices to date and make any needed adjustments. This takes some extra time, but we want things to be the way you want it.
   • Once these details are finalized, we will send the plan out to our team of sub-contractors to prepare your final contract cost to build.
9. Contract Signing and Beginning Construction of Your New Home:
   • A meeting will be scheduled to go over, the New Home Building Contract.
   • You can sit back and enjoy your home building journey.
   • The process starts with a site meeting to stake out and place your new home on the lot and takes off from there.
10. Enjoy Your New Home and 10-Year Warranty:
    • On completion of your new home, you can find peace of mind, knowing you have a 10-year structural warranty.
    • A final walk thru inspection will be arranged.
    • We will arrange for your final payment to be made and you will collect the keys to your new home.
